Thank you for the balanced report you provided on the current planning application for Keswick Youth Club. However, I would like to counter the impression that Keswick Town Council is being obstructive in not supporting the youth club’s aspirations. As a member of the council’s planning group we do wish to support this venture but have to balance this with what we believe is in the best interests of the town and the neighbouring properties affected.
There have been a substantial number of objections lodged to this application, most also in favour of a new youth club in principle, but not at any price. The main objection is the scale and mass of the new building and its impact on neighbouring properties, caused entirely by other provisions in addition to the youth club accommodation.
To support a building of this scale would seriously weaken the case against the other nearby development proposed by Premier Inn but more importantly would show a complete lack of respect to the adjacent houses and businesses which would be directly affected.
We have proposed a simple solution to reduce the building from three storeys plus a roof to two plus a roof – but utilising the roof space for the supplementary office accommodation proposed. This would not affect the space required for the youth club in any way but would provide a more neighbourly building similar in scale to the original on the site. It would also be less costly to build and more sustainable for future maintenance costs. I believe this way forward could be supported.
I am a member of Keswick Athletic Club but unfortunately have been side-lined for the best part of two years following a serious injury sustained on the former Keswick to Threlkeld Railway Path – one reason for my opposition to the tarmac surface which gives priority to cyclists at speed over other users. However, I am now able to run again building up slowly.
When the current Covid-19 situation allows events to resume, I would like to enter one of the big city marathons or similar challenge with a view to raising funds for this youth club project. I hope I would have their support to help achieve their aspirations.
